Chase Tower                          

               This was a fast track renovation of 12 existing
                  floors and is nearing completion in May 2007.
                  Each floor is 12,000 square feet and was
                  completed at a rate of 2 floors per month. 
                  JP Morgan was able to relocate complete operations
                  from Seneca building downtown to this space in
                  less than six months.
